1– Engage a Realtor
We live in this world of real estate every day and will have up to the minute advice on the market, your goals and the steps we should navigate. We’ll also have expert suggestions on lenders and partners
2– Interview a local lender and become approved
Local lenders have a much greater reputation over big box corporations that aren’t necessarily familiar with the market. They also often have the best rates and service.
Speaking with a lender early on will direct your budget — Most people care most about the monthly payment and a lender can help you figure out what’s right for you, which loan products make sense, and really help to shape your budget. Best of all, any of the great lenders I’ll recommend will be happy to talk with you whether or not you decide to apply.
Preapproval itself is easy (most can be done online) and usually only takes 24-48 hours to happen. It’s important to be pre-approved before we start seeing homes (outside of open houses).
3– Set up the search
We’ll work together to define your parameters — Location, Size of Home, Amenities, Neighborhood, Move-In-Ready vs Fixer-Upper … and most importantly, your must-haves and non-negotiables. The clearer you are on your wants and where you’re willing to be flexible, the more efficient and fluid our search will be.
4– Tour homes online + in-person
You’ll start by looking at online photos and descriptions; and asking questions. We’ll schedule to see homes in person that are a great fit for you. And, Open Houses are also a great option - attending these can give you a good idea of what you like and dislike.
